scoop that'll have you betting smart on your next home move.
**October 2023: What's Hot in the Home Market?**
This October, our desert oasis has been buzzing with action.
Homes have been swapping hands at a median price of a cool $449,000. The market
took a little breather with 2,332 new listings, a smidge lower than last month.
But hey, more homes (4,213 to be exact) are up for grabs, giving buyers the VIP
tour of options. Quick sales have eased up just a tad to 67.2%—still zipping
by, but let's stack this up against what's been cooking the past few months.
And, drumroll please... here's a nifty graph showing off the Las Vegas housing market trends from April to October 2023. We've got the ups, the downs, and all the in-betweens with median prices, new listings, available units, and those speedy sales within the first 30 days.
Back in September 2023, we hit a jackpot median sale price
of $450,000. There were 2,448 fresh listings, and homes available were a tad
lower at 4,066, with 68% of them finding their match in under a month.
August was no slouch either, with the median price dipping
just a smidge to $447,435. The listings counter hit 2,641, and the available
homes played hard to get at 3,881. A whopping 69.8% of homes were off the
market faster than you can say "Sold!"
July kept us on our toes with a median price back at
$450,000. The listings were playing coy at 2,354, with homes available tight at
3,524. But they still flew off the shelves at a rate of 68.7%.
Jump back to June, and we're looking at a median price of
$440,990. New listings were up to 2,617, and the home availability was sitting
pretty at 3,680. A healthy 65.5% of homes were scooped up quick as a flash.
May showed us a median price of $442,120, with new listings
close to June's at 2,604, and 3,645 homes ready to meet their new owners. The
quick sale pace was more of a stroll at 60.6%.
Rewinding all the way to April, we had a median sale price
of $430,000 with 2,451 new listings. Homes available were a plenty at 3,737,
but only 53.6% were snagged within the first 30 days.

For the sellers reading this, these numbers are like a
steady beat—consistent and reassuring. Trust that if the price is right the
appraisal will come back fine. Remember it is important you don't snooze on
strategic pricing and staging to get those "Sold" signs up. And
buyers, oh buyers, your choices are still limited from 3 years ago but more
homes on the market mean more chances to strike gold with the perfect home for
your right-now-home or your forever Home.
